Lake Balaton Property Market 2026: New Riviera or a Luxury Segment of Its Own?

What was once a summer holiday region has become a diverse property and tourism location. Investment in marinas, gastronomy and wine, along with rising prices per square metre, raises the question of whether Lake Balaton is the “new Riviera of Central Europe”. The figures show a market with its own rules: it differs from the overall Hungarian market and from Budapest, and is driven mainly by investors and second-home buyers.

Price structure: decoupled from the national market

Between 2024 and 2026, price levels at Lake Balaton decoupled from the national trend. The median price of second-hand homes was around HUF 890,000/m² in mid-2026, about 18% above the national average. Budapest is higher on average (existing HUF 1.21–1.40 million/m², new builds up to HUF 1.85 million/m²), but prime lakeside spots now exceed Budapest's elite districts: in Tihany, Balatonfüred or Zamárdi, new builds and exclusive front-row properties regularly cost HUF 1.5–2.5 million/m².

Different buyers, different market dynamics

Nationwide, first-time buyers make up 34% of buyers; at Lake Balaton only 8%. Since hardly anyone buys under time pressure, marketing takes considerably longer at around 144 days than the national average (95 days). The average discount on the asking price is 5.6%, compared with 3.5% nationwide.

Micro-locations: north shore, south shore, hinterland

North shore: Volcanic hills, nature parks and wine attract an affluent clientele. Balatonfüred (spa town, promenades, marinas, year-round dining) and Tihany (protected peninsula, scarce new-build supply) form the top of the price range. Renovated existing properties and new villas here reach HUF 1.8–3.5 million/m². Csopak, Alsóörs and Paloznak follow with hillside plots and lake views.

South shore: Flat sandy beaches, denser development and event tourism. In Siófok the market is split: older properties further inland are moderately priced, while new apartment complexes on the beach promenade achieve HUF 2.0–3.0 million/m². Zamárdi and Balatonföldvár are developing similarly.

Hinterland: Because of high lakeside prices, buyers are increasingly moving inland, for example to Cserszegtomaj above Keszthely near the thermal lake of Hévíz. Good existing properties there cost HUF 700,000–900,000/m², new builds around HUF 1.1 million/m². Buyers get larger plots, panoramic views and the year-round infrastructure of Keszthely and Hévíz. The village has a high share of buyers from German-speaking countries.

Lake Balaton combines features of classic rivieras, such as marina projects, excellent dining and upscale new-build apartments, with a comparatively low price level. After strong price increases in 2024 and 2025, the market has consolidated: negotiating margins have widened, while demands on energy efficiency and micro-location are rising. The lake is therefore not a copy of Western European coastal regions but a property segment of its own in Central Europe.
